We stand between you and your tenant — collecting rent, handling maintenance and keeping a paper trail — so a property you own from abroad still earns you an income.
Owning a house or flat in Malawi while you live elsewhere raises a familiar problem: someone has to find a tenant, collect the rent, and pick up the phone when a pipe bursts. That is the job here. We sit between you and the tenant as your property manager, so the property keeps earning you an income without asking you to run it yourself.
Three parties, three roles. Nothing is decided without you knowing about it.
The tenant pays rent to us, not directly to you. We deduct our agreed management fee and remit the balance to you together with a statement, on the schedule set out in your management agreement.
On a monthly rent of MWK 800,000 at a 10% management fee, for example: we deduct MWK 80,000 and remit MWK 720,000, with the statement attached.
When something breaks, the tenant reports it to us first. We inspect or verify the issue, then work out who is responsible before anyone spends money.
The landlord pays for roof leaks, plumbing failures, electrical wiring faults, water heater replacement, structural damage, and normal wear and tear.
The tenant pays for broken windows, damaged doors, lost keys, furniture broken through misuse, drains clogged by negligence, and damage caused by pets or guests.
Your management agreement sets a spending limit — commonly MWK 100,000. Below it, we authorise the repair immediately so a small job never sits waiting on an email from abroad. Above it, we get quotations, you approve the spend, and only then does a contractor start work.
A burst pipe or an electrical hazard does not wait for a quotation round. Where your agreement authorises it, we arrange the repair immediately to stop the damage spreading, then tell you what was done and why as soon as it is dealt with.
When a tenant moves out, we inspect the property against the condition recorded when they moved in. Any damage that is theirs to answer for is deducted from the security deposit; the remainder is returned to them.
We work under two separate agreements, because the landlord relationship and the tenant relationship are not the same thing.
The property management agreement, between you and us, sets our management fee, our spending authority, the repair approval threshold, and how often and how you are paid.
The tenancy agreement, between you and the tenant and administered by us, sets the rent, the deposit, who maintains what, the rules of use, and what happens at the end of the tenancy.
Keeping the two separate is what keeps disputes rare — everyone has signed a document that actually describes their side of it.
